A Certified Survey Map is not just a nicer drawing
Wisconsin Statutes section 236.34 establishes the Certified Survey Map process and map requirements. If the goal is dividing land, dedicating an interest, or creating a recordable CSM, request that work specifically and obtain the local review checklist. A routine fence-line retracement should not be compared to it.
Boundary standards define the professional work
Wisconsin Administrative Code A-E 7 sets minimum standards for property surveys, including research, measurements, monumentation, and mapping. A proposal should show whether it includes the complete retracement, only a limited line, replacement monuments, and a survey map.
Lake property needs two conversations
The deed boundary is one question. Shoreland regulation, ordinary high water, flood elevation, and design topography may be others. The Wisconsin DNR explains that shoreland zoning is administered through county and municipal rules within a statewide framework. Ask the local zoning office what it needs before the surveyor prices elevations or shoreline features.
Items that belong in the estimate request
- Parcel IDs, acreage, deed, subdivision plat, prior survey, and number of tracts.
- Fence, purchase, dispute, CSM, lake project, permit, design, or title purpose.
- Government-corner ties, monuments, woods, water, snow, slope, and access.
- Corners, line stakes, full perimeter, topography, ordinary high water work, or construction points.
- Survey map, CSM, legal description, CAD file, recording, and local revisions.
Compare administrative work too
For a CSM or permit project, ask who handles agency submission, revisions, monument requirements, and recording. For a boundary job, confirm line-staking intervals and return visits. Separate the field date from map delivery.
