Terms of Service
Last updated: 2026-08-20
These Terms of Service ("Terms") govern your use of findlandsurveyor.com (the "Site"), operated by Find Land Surveyor, operated by Nathaniel Peters, an individual residing in the Province of Quebec, Canada. By using the Site or submitting any request through it, you agree to be bound by these Terms. If you do not agree, do not use the Site.
1. The Site is a directory and lead-routing service
The Site is an online directory of land surveying firms operating in the United States. The directory is compiled from publicly available state licensing board records and public business data. We provide free directory browsing and estimate-request routing, plus a paid administrative search service called Survey Desk. We do not provide land surveying services, professional advice, or any service requiring a surveying license.
2. We are not your agent and do not endorse any surveyor
Inclusion of a surveyor in the directory does not constitute an endorsement, recommendation, or warranty of any kind regarding that surveyor or their services. We do not pre-screen, supervise, or guarantee the work of any surveyor listed in the directory. The relationship you form with any surveyor is solely between you and that surveyor. We are not a party to any agreement, transaction, or dispute between you and a surveyor.
A firm returned through Survey Desk is a researched and responsive option, not an endorsement. Our actionable-option standard records the firm's stated service fit, project fee, earliest field date, expected delivery and timing basis, assumptions and exclusions, payment terms, quote validity, deadline fit, contact, and responsible-license confirmation. It does not guarantee insurance, technical competence, final contract terms, completion, or work quality.
Before engaging any surveyor, you should independently confirm their licensing status, insurance, references, and suitability for your specific project.
3. No professional advice
Content on the Site, including guides, articles, cost ranges, and FAQ answers, is provided for general informational purposes only. It is not legal, surveying, engineering, financial, or professional advice and should not be relied on as a substitute for advice from a qualified licensed professional. Cost ranges shown are estimates compiled from public sources and individual quotes and may not reflect what you will actually pay for your specific project.
4. Estimate requests
When you submit an estimate request, you authorize us to share the contents of your request with one or more licensed land surveyors serving your requested area, and you authorize those surveyors to contact you by phone, SMS, or email about your project. See our Privacy Policy for details on how we handle the information you submit.
You are responsible for ensuring that the information you submit is accurate. Submitting false, misleading, or fraudulent requests is prohibited and may result in your access to the Site being terminated.
4.1 Survey Desk eligibility and authority
Survey Desk is intended for a requester seeking a land survey for an identified property in the United States on behalf of a client, employer, business, lender, buyer, owner, or institution. By starting a search, you represent that you are at least 18, may enter this agreement, have authority to seek proposals for the stated project, and may authorize us to disclose the property and project information supplied.
4.2 Price and card authorization
Survey Desk first confirms that the request is suitable for the managed search without requesting a card. The standard coordination fee is USD $99 for an eligible one-property closing, boundary, property, or elevation-certificate file. Rush or replacement searches after another firm has declined may be USD $149. Commercial, ALTA, multi-parcel, technical, and custom files begin at USD $199 and require review before payment; a different fee may be proposed before authorization. Stripe authorizes the displayed fee only after the request passes an automatic or manual coverage review. An authorization may appear as pending, but it is not captured at that time. We capture the displayed coordination fee only when you accept an actionable option and request the introduction. The surveying firm's project fee is separate and is paid directly to that firm under your agreement with it.
4.3 Actionable option and service deadline
An "actionable option" means a firm contacted for your case confirms the jurisdiction and requested deliverable, provides a current project fee no higher than any maximum budget you supplied, provides an earliest field date and expected delivery with its starting condition, states assumptions, exclusions, deposit or payment terms, and quote validity, confirms the stated need-by date appears workable, identifies a contact, and confirms the work will be performed under the responsible professional license required in the project state. It is not the firm's final professional-services contract.
Your exact target and acceptance deadline are shown on the private case page after authorization. A standard target of two business days excludes Saturdays and Sundays. The acceptance deadline is limited by the card authorization's actual capture window. We may contact more than one suitable firm to produce an actionable option and do not promise a specific number of contacts.
4.4 No-charge guarantee, cancellation, and refunds
If no actionable option arrives by the displayed result deadline, or if you do not accept an option before its acceptance deadline, we cancel the card authorization and you pay no Survey Desk fee. Your bank controls when a pending authorization disappears. You may cancel through the private case page before accepting an option. After acceptance, the coordination fee is non-refundable except where required by law, where we expressly agree otherwise, or where the replacement terms below apply.
One replacement search is included when the accepted firm withdraws before scheduling, stops responding before scheduling, or materially changes the accepted price or timing without a corresponding change in the supplied scope. You must request the replacement on the case page within seven days after introduction and before marking the firm scheduled. The included replacement does not apply when you change the scope, property, parcels, documents, site-access conditions, certification requirements, budget, or deadline. It also does not guarantee that a replacement will accept the work.
4.5 Firm relationship and introduction
During outreach, we share the property and authorized scope but keep your direct contact details private. Before acceptance, we also keep the firm's identity and direct contact information private while showing the commercial terms needed to evaluate the option. If you accept and request an introduction, you authorize us to capture the displayed coordination fee and share your name, company, role, email, phone if supplied, and project information with that firm. Any proposal, contract, deposit, project payment, fieldwork, deliverable, professional duty, or dispute is solely between you and the firm.
5. Acceptable use
You agree not to:
- Use the Site to harass, defraud, or impersonate any surveyor, customer, or third party;
- Submit estimate requests that are not bona fide inquiries about a real property and project;
- Scrape, copy, or systematically extract data from the Site without our prior written consent;
- Reverse engineer, attempt to bypass security measures, or interfere with the operation of the Site;
- Use the Site for any unlawful purpose or in violation of any applicable law or regulation.

7. Disclaimer of warranties
The Site is provided on an "as is" and "as available" basis, without warranties of any kind, whether express, implied, statutory, or otherwise. We disclaim, to the fullest extent permitted by applicable law, all warranties including warranties of merchantability, fitness for a particular purpose, non-infringement, and accuracy. We do not warrant that the Site will be uninterrupted, error-free, secure, or free from viruses or other harmful code, or that any information on the Site is accurate, complete, or current.
8. Limitation of liability
To the maximum extent permitted by applicable law, we (including our owner, contractors, and service providers) shall not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, revenue, data, goodwill, or other intangible losses, arising out of or in connection with your use of the Site, your interactions with any surveyor found through the Site, or any content on the Site, regardless of the legal theory of liability, even if we have been advised of the possibility of such damages.
To the extent any such liability cannot lawfully be excluded, our total cumulative liability arising out of or relating to these Terms or the Site shall not exceed the greater of CAD $100 or the fees you paid us for the applicable service during the twelve months before the event giving rise to the claim.
Some jurisdictions do not allow the exclusion or limitation of certain damages. In those jurisdictions, the foregoing exclusions and limitations apply only to the extent permitted by law.
9. Indemnification
You agree to indemnify and hold harmless the operator of the Site from any claim, loss, liability, or expense (including reasonable legal fees) arising out of or related to your breach of these Terms, your misuse of the Site, or your interactions with any surveyor found through the Site.
10. Governing law and disputes
These Terms are governed by the laws of the Province of Quebec and the laws of Canada applicable therein, without regard to conflict-of-laws principles. Subject to mandatory consumer protection laws that may apply where you reside, you and we agree that any dispute arising out of or relating to these Terms or the Site shall be brought exclusively in the courts of the Province of Quebec, and you and we consent to the personal jurisdiction of those courts.
11. Modifications
We may modify these Terms from time to time. The "Last updated" date at the top of the page reflects the most recent revision. Material changes will be communicated through a notice on the Site. Your continued use of the Site after changes are posted constitutes acceptance of the updated Terms.
12. Severability and entire agreement
If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect. These Terms, together with the Privacy Policy and the Affiliate Disclosure, constitute the entire agreement between you and us regarding the Site and supersede any prior agreements.
